ANNUAL ELECTION MEETING OF MEMBERS
Hunters Creek Homeowners Association

Hunters Creek Homeowners Association (“Association”), Board of Directors discussed at the board meeting on March 14, 2018 the following resolutions were voted on and approved by all members of the board, to hold the annual meeting May 31, 2018. Resolution was necessary due to the bylaws –

Hunters Creek Bylaws state Annual Meetings shall be held on the first Wednesday of April of each year at 7:00 pm, or at such other day and time as the board of Directors shall fix by resolution

Each Director elected in subsequent years shall serve for a term of 3 years, so that each year one Director shall be elected.

The purpose of this Annual Meeting of the Members of the Association is to nominate one new member to our Board of Directors.  The current Board of Directors will be present to discuss any community specific concerns. They will also provide an update on any community initiatives.

HOA Annual Meeting

At out HOA Annual Meeting we covered the following topics:

Budget:
Operating Budget
Reserve Account Budget

Conservation Easement: 
The Conservation Easement was amended by the the HOA and the City. The new Easement is available on the main links

New Parks:
The Board has designed and gotten approval from the city to build the new parks. We hope to begin Construction soon and complete the improvements this year

New Policies:
The Board approved a new Fine Policy and a CC&R amendment  policy. They are available on the main links to this site.

Coke Machine:
We took a vote at the meeting about the Coke Machine and it was voted to stay.

New Board Member
James Greer was voted on as the new board member, Brady Birt was voted on as an alternate board member.

At the Hoa Meeting we presented the plans for the parks. Below is a link to the plans. Also there is a link to the approved permit from the city to build the parks.

Park Amenities

The HOA board would like to thank everyone who commented on the proposal to add amenities to the HOA. We have received and reviewed the comments and suggestions. The board has decided to move ahead and hire an architect/project manager to fully design and get the necessary permits to construct the following:

1) A park on Rifleman Drive. This park will be fully landscaped, but no pavilion or playground will be added at this time.

2) Landscaping improvements on the lot on Browning Lane. The Browning Lane lot will not be fully landscaped.  The sections of the property near the street and along the path will be landscaped to improve the aesthetics of the property and functionality of the path.

3) Landscaping along Foxhunter Drive. The Foxhunter Drive open space will not be fully landscaped. Only the park strip and the section of the property near the street up to the back of the headwalls of the culverts for Haight Creek will be landscaped with rock and other xeriscape features.

Also, the HOA board is currently working with the city to modify the conservation easement to be able to add some of these amenities. A public hearing was held on October 18th, 2016. At that meeting the city council asked that we clarify and provide more details of what specifically was being asked to be modified. The board has worked with Farmington City staff to develop a detailed request. This new request has been submitted. Farmington City Staff have prepared a report that is available for review here: Packet. The amendment is being discussed tomorrow night (Tuesday, February 7th) at the City Council Meeting.  The proposal to modify the easement will allow for the improvements along Foxhunter Drive. We are also requesting the ability for small landscaping changes along the trail system and along the HOA property boundaries. The easement modification does not allow for more than this and the HOA is not planning to modify the open space in any way other than along Foxhunter drive now or in the near future. We are also requesting that the City pave the trail system.

Conservation Easement Amendment Applicaion

The Hunters Creek Home Owners Association (HOA) has submitted an application to Farmington City to modify the Conservation Easement on the HOA parcels located in the middle of our neighborhood. The request is to allow manicured lawn, shrubs, trees, and paved trails to be permitted in this area, which currently only allows native vegetation. The HOA is not planning to make changes to the area at this time, but wants the option to be available in the future. 

A Public Hearing to modify the Easement has been scheduled on October 18th at 7:00 pm at the Farmington City Hall. Please come and support the HOA’s request to Farmington City.
